Key takeawayJoe Janus is a Phoenix Realtor® with Compass, licensed in Arizona since 2005, who focuses on historic and mid-century homes in Central Phoenix, with his deepest roots in the Willo, Encanto-Palmcroft and Coronado historic districts. He holds Arizona Real Estate Salesperson license SA566914000 and works from the Compass office at 5225 N. Central Ave. in Phoenix. For a historic-home buyer, Joe can check a house's zoning, register status and tax class with you before you commit to it.

Who is Joe Janus, Phoenix Realtor?

Joe Janus grew up in the Midwest, one of four children, and was running a team of 25 at a boutique hotel by the time he was 20. Sales and consulting jobs followed, then a move to Arizona and a real estate license, issued on September 7, 2005. He has been with Compass since June 2024 and works from its office at 5225 N. Central Ave. in North Central Place.

He calls his niche homes with character. That covers historic houses, mid-century homes, Spanish Colonial houses and architect-designed properties, along with remodeled ranches and Santa Fe, Territorial and Santa Barbara styles. Compass lists historic homes first among his specialties, and he is a Certified Negotiation Expert.

Away from work, Joe spends time at the gym, reads personal-development books, takes improv classes and has been skydiving. He shares his home with a Golden Retriever named Lucy.

Joe Janus and the Willo, Encanto-Palmcroft and Coronado districts

His deepest roots are in three of Central Phoenix's historic districts, which together show most of the range a buyer will meet. Coronado, east of Seventh Street, is the bungalow district: its period of significance runs from 1907 to 1942, on fifty-foot lots with alleys and garages at the back. The Willo Historic District, between First and Seventh avenues, runs later, from 1910 to 1950, so 1920s Tudor and Spanish houses share its blocks with 1940s Monterey and Minimal Traditional homes. Encanto-Palmcroft, west of Seventh Avenue on the north edge of Encanto Park, has the bigger lots and curving streets.

Where Joe Janus works beyond the historic districts

Outside the districts he works across North Central Phoenix, Arcadia, the Biltmore area, Paradise Valley and Scottsdale. That matters if your search is about a kind of house rather than a district: a 1950s Ranch in North Central Phoenix carries no historic design review, while one in Encanto Manor does. The mid-century modern homes guide sets out where that line falls.

How Joe Janus works with historic-home buyers

A historic house in Phoenix comes with rules that a portal listing doesn't show: the zoning overlay, the National Register status that decides the tax class, and sometimes an easement on the title. Joe can run those checks with you before you write an offer.

I. Choosing the Phoenix historic district first

The city's 37 residential districts span almost a century of building, from Woodland's 1880 start to Roman Roads' 1964 to 1971 complex. So the first conversation is about the house you want: the era, the style, the lot and the budget. Roosevelt, with a period of 1895 to 1930, is a different search from Encanto Manor, where most houses are 1945 to 1950 Ranches. From there Joe narrows the list to the districts that fit and sets up a private search for them. The guide to Phoenix historic districts is a good place to start your own shortlist.

II. Checking a historic home's status before the offer

Before you write an offer, confirm four things on the house itself. Joe can check each one with you:

  • HP or HP-L zoning. The suffix on the zoning, or the Historic Properties layer on the city's My Community Map, shows whether exterior changes need city review. How HP zoning works explains the two certificates.
  • Contributor status. A noncontributing house inside a district is still reviewed but can't get the state tax cut.
  • National Register listing and tax class. Only National Register homes qualify for the 35 to 45 percent reduction in the historic property tax program.
  • A recorded conservation easement. A house that received a city Exterior Rehabilitation Grant carries an easement of 15 or 20 years that binds the next owner.

Every pre-1978 house also comes with the federal lead paint disclosure and a 10-day window for a lead inspection. Plan that window into the contract timeline alongside the general historic home inspection.

III. Negotiating and closing on a historic home

Joe holds the Certified Negotiation Expert credential. On a historic house, the inspection findings and the tax status are both points you can negotiate on. If the seller's home is already in the state tax program, every new owner has to sign the state's Affidavit of Change of Ownership to keep it, and the home has to stay owner-occupied. If it later becomes a rental, Arizona adds a penalty of up to half the tax saved while it was classified. Insurance on an older house is worth quoting early, before the contingency period runs out; the historic home insurance guide covers what insurers ask.
